Guidelines to ensure a pleasant stay for all our guests

Property Guidelines

Please review and follow these rules during your stay to help us maintain our property

Check-In & Check-Out

  • Check-in time: 4:00 PM
  • Check-out time: 10:00 AM
  • Early check-in/late checkout upon availability - $30 fee applies for more than 1 hour early
  • Self check-in with smart lock - code provided 24 hours before arrival

Occupancy & Guests

  • Maximum occupancy: 6 guests - Do not exceed.
  • Only registered guests are permitted to stay overnight
  • Day visitors allowed with prior approval
  • Access packets - 6 wristbands + car passes. Included with your stay
  • No unregistered guests or parties
  • We confirm the number of guests in each party at the time of check-in

Smoking Policy

  • No smoking inside the property
  • No vaping inside the property
  • Smoking permitted outdoors 20ft from property
  • Please dispose of cigarette butts properly
  • $500 cleaning fee for indoor smoking violations

Pet Policy

  • Pets allowed - max 2
  • Only housebroken dogs allowed.
  • Pets must be leashed outdoors, clean-up after them
  • Service animals are welcome with prior notification
  • $500 fee for unauthorized pets and extra cleaning required
  • Do not allow dogs on beds or furniture at anytime

Barbecue Rules

  • Use grill in designated area only
  • Keep children and pets away
  • Use proper grilling tools
  • Turn-off gas completely after use
  • Never leave unattended when in use

Noise & Quiet Hours

  • Quiet hours: 10:00 PM - 8:00 AM
  • Be respectful of neighbors
  • No loud music or excessive noise during quiet hours
  • Hot tub use restricted to 8 AM - 10 PM
  • No outdoor gatherings after 10 PM

Parties & Events

  • No parties or events without prior approval
  • No bachelor/bachelorette parties
  • No prom or graduation parties
  • Small family gatherings are welcome
  • Contact us for special event inquiries

Hot Tub Rules

  • Shower before entering the hot tub
  • Maximum 6 adults at a time
  • No glass containers near the hot tub
  • Children must be supervised at all times
  • Replace cover after each use
  • Operating hours: 8 AM - 10 PM
  • All hot tub use is considered at your own riks
  • No bubble products of any kind as they can damage the hot tub

Fire Safety

  • Never leave fires unattended (indoor or outdoor)
  • Turn off gas fireplace before leaving or sleeping
  • No candles or open flames in bedrooms
  • Know the location of fire extinguishers
  • NO OUTDOOR CAMPFIRES ALLOWED - FINES WITHOUT WARNING

Cleanliness & Care

  • Treat the property with respect
  • Clean up after cooking
  • Dispose trash on the designated HOA disposal location ONLY.
  • Report any damage or issues immediately
  • Start dishwasher if full before checkout
  • No excessive mess - additional cleaning fees may apply
  • Do no leave any food or trash bags outside the property - FINES Apply

Security & Safety

  • Lock all doors when leaving the property
  • Do not share door codes with non-guests
  • Outdoor cameras present for security (no indoor cameras)
  • Store valuables securely
  • Carbon monoxide and smoke alarms installed
  • Pay attention of climbing or play structures
  • Contact us immediately for any security concerns
  • Hot tub without a gate or lock

Violation Policy

Violation of house rules may result in immediate termination of your stay without refund. Additional fees may be charged for damages, excessive cleaning, or rule violations. By booking this property, you agree to abide by all house rules and conduct guidelines. We reserve the right to refuse or cancel bookings at our discretion. All fines imposed for violation of community rules will be assessed to the renter.

  • Provide accurate guest count and information
  • Take responsibility for all guests in your party
  • Follow all house rules and local laws
  • Treat neighbors and community with respect
  • Report any issues or maintenance needs promptly
  • Leave the property in reasonable condition
  • Accept financial responsibility for any damages
  • Maintain noise levels appropriate for a residential area
